This guide provides a comprehensive overview of how to take your properties live on Booking.com through RentalWise.
One Booking.com Account Only: You may use only one Booking.com account for the connection.
Account Verification: Ensure that your Booking.com account is verified for both KYC (Know Your Customer) and KYB (Know Your Business) to prevent issues later on.
If you use Payments by Booking.com
Booking.com collects guest payments and pays you 2 days after checkout, similar to Airbnb. In this case, you don’t need to set up a Merchant Account, and RentalWise payment schedules won’t apply.
If you process payments yourself
You are the merchant of record and must set up your own payment schedules.
Currently, you can integrate the following providers with Booking.com:

Charge credit cards from API-connected channels
Store credit cards for offline processing
To act as your own merchant of record, you must:
Have a connected Online Payment Provider
Assign a Rental Agreement to the property
Ensure your Booking.com account is verified
Connecting your existing Booking.com listings to RentalWise can be done in three easy steps:
Access Booking.com
Log in to your Booking.com account
Find the Connectivity Provider
Click on Account → Connectivity Provider
Search for RentalWise and select it
Click Connect
Connect the Property
In RentalWise, go to Integrations → Booking.com
Click Connect for the relevant property
Follow the on-screen guidance
If you manage a multi-unit property (a single property with multiple, nearly identical rooms), you’ll need to follow these key steps to ensure proper syncing:
When prompted to select a room, make sure to select the correct Room ID from Booking.com.
It is imperative to use Limited Sync with Booking.com for multi-unit properties. Full Sync will not work in this case.

You can also create a new Booking.com property directly from RentalWise. Before proceeding, make sure that:
Your legal entity setup is complete.
Your account settings are properly configured.
Note: The Legal Entity in Booking.com is not the same as the Legal Entity in RentalWise—configure them separately and accurately.
Cancel bookings directly in RentalWise via CRM → Bookings.
Some bookings may require cancellation on Booking.com before being fully processed in RentalWise.
If you encounter issues, check that your Booking.com account is fully verified and your payment provider is linked correctly.
Commission information: Booking.com commissions are not passed to RentalWise, so imported bookings won’t display commission details.
